Air Conditioning for a Town That Grew Fast

Gilbert had about 5,700 people in 1980 and nearly 268,000 by 2020, and it is still officially a town. Almost every house here was built in the last 35 years, much of it in master-planned communities with homeowners associations. AC installation in Gilbert is usually the first or second replacement of a builder-installed system, often in a house larger than the original equipment was ever really sized for.

What Changes When You Replace

  • The right size. We run a load calculation instead of matching the old tonnage. Many Gilbert homes end up with a different size, or with two systems sized separately.
  • Efficiency rules. New split systems must meet the Southwest minimum of 14.3 SEER2, and equipment built since 2025 uses A2L refrigerants such as R-454B.
  • Matched equipment. The indoor coil and outdoor unit are replaced together so the system performs to its rating.

HOA Approval

Most Gilbert neighborhoods have architectural rules for exterior equipment. A like-for-like replacement in the same location is usually straightforward. If the condenser moves or gets larger, check with your HOA first, and we will provide the equipment specifications they ask for.

The Town Permit

The Town of Gilbert handles building permits through its One Stop Shop portal. We file the mechanical permit and schedule the inspection.

Signs It Is Time to Replace

  • The system is past about 15 years old and needs a major part.
  • It runs nearly nonstop in July and still cannot hold the setpoint.
  • Summer bills keep climbing year over year with similar use.
  • It still uses R-22, and it has a refrigerant leak.
  • One room or one floor never gets comfortable, whatever the setting.

Any one of these is worth a conversation. Two or more usually means replacement costs less over the next few years than repeated repairs.

Common Questions

How long does installation take?

A straight replacement is typically one day. Duct changes or a second system add time, and we tell you that in the quote.

What about maintenance?

Every system we install includes three years of maintenance in the price.
