Older Homes, Tight Lots, New Equipment

Tempe grew from about 7,700 people in 1950 to nearly 25,000 by 1960, and more than a hundred subdivisions opened in that decade. Many of those single-story ranch homes are still standing, and because the city is landlocked at about 40 square miles, older housing makes up a large share of what is here. AC installation in Tempe often means fitting modern equipment to a house built long before central air was standard.

What Older Tempe Homes Need

  • Ductwork review. Ducts added or extended over the decades may be undersized or leaking. We check them before quoting.
  • Electrical capacity. Older panels may need work before a new condenser goes in.
  • Equipment location. Rooftop packaged units, side-yard condensers and evaporative coolers all show up here. We tell you which setup fits the house.

Rentals

Tempe has many rental homes near ASU. The city’s rental housing code requires cooling that can keep habitable rooms at or below 82 degrees with air conditioning, or 88 degrees with evaporative cooling. If you own a rental, we size the replacement with that standard in mind.

The Installation

We size by load calculation, install equipment that meets the Southwest minimum of 14.3 SEER2, and use A2L refrigerant equipment such as R-454B for new systems. The City of Tempe’s Permit Center handles permits, and we file it and meet the inspector.

What the Quote Includes

You get a written price that lists the equipment, the SEER2 rating, the permit, any duct, electrical or roof curb work, and haul-away of the old system. If the ductwork or panel needs upgrades, those lines are separate so you can see exactly what each part costs. The price does not change after work starts.

Common Questions

Can you replace an evaporative cooler with AC?

Yes. We check the electrical service and ductwork first, since a cooler-only house may need both upgraded.

Is maintenance included?

Every unit we install includes three years of maintenance in the price.
