Two Very Different Housing Stocks

Peoria grew from about 4,800 people in 1970 to more than 50,000 by 1990, then kept growing north toward Lake Pleasant. That leaves two very different jobs under the same city name. The central and southern neighborhoods around Old Town and Grand Avenue are full of houses from the 1970s and 1980s, many on their second or third system. North Peoria, including Vistancia, is newer construction with newer equipment and often larger floor plans. AC installation in Peoria looks different depending on which side of the city you live on.

Older Central Peoria Homes

Here the question is usually what else needs fixing while the old unit comes out. Ducts in these houses are often original, undersized for modern equipment or leaking in the attic. Some homes still run R-22 systems, and R-22 production ended January 1, 2020. We check the ducts and the electrical before we quote, because a new condenser on a tired duct system will not perform to its rating.

Newer North Peoria Homes

In newer construction the ducts are usually sound, and the work is about matching the right size and efficiency to a larger house. Larger floor plans sometimes use two systems or zoning, and we size each system for the area it serves rather than splitting the tonnage evenly.

What Every Install Includes

  • A load calculation on your house, not a copy of the old data plate.
  • Equipment that meets the Southwest regional minimum of 14.3 SEER2 for new split air conditioners.
  • A2L refrigerant equipment such as R-454B, which is what new systems use since 2025.
  • Charge, airflow and temperature split set at startup, and a walkthrough of the thermostat.
  • Three years of maintenance included in the price of every unit we install.

Peoria Permits

A replacement is permitted work in Peoria. The city’s Development Services office on 85th Avenue issues permits through its online portal, and each permit lists the contractor’s Arizona ROC licence and City of Peoria business licence. Ask any installer for both. We handle the permit and the inspection.

Common Questions

Can you replace just the outdoor unit?

On an R-22 system, no. New equipment needs a matched indoor coil and a refrigerant it was designed for, so the indoor and outdoor sides are replaced together.

Is my house on APS or SRP?

Peoria is served by both depending on the address. Your bill shows which one.
