Four things decide what can go in, and none of them are on a spec sheet. The first is venting. An 80 percent furnace vents hot flue gas up a metal or masonry chimney. A condensing furnace vents cooler exhaust horizontally through plastic pipe and produces liquid condensate that has to drain somewhere. Those are not interchangeable, and an old chimney does not become a condensing vent because the new furnace is better.
The second is combustion air. A furnace in a closet, an attic, or a small mechanical room needs a defined supply of air to burn correctly, and sealing up a house over the years quietly changes that arithmetic. The third is gas supply, meaning line size and pressure at the appliance with everything else in the house running, not the rating stamped on the meter.
The fourth is where the equipment physically lives. Attic and rooftop locations change clearances, drainage, service access, and how the thing gets up there in the first place.
Only after those four does size come in, and size comes from a load calculation rather than the BTU rating of whatever is being removed. Heating loads in Phoenix are small, so an oversized furnace is the easy mistake. It short cycles, swings the temperature, and wears its ignition components out early.
