Replacing an Air Conditioner in a Sun City Home

Del Webb opened Sun City on January 1, 1960, and sold more than 2,000 homes before that first year was out. Most of the community was built in the decades that followed, which means nearly every house here has been through several air conditioners already. AC installation in Sun City is almost always a replacement in an older home, and the details that matter are different from a new subdivision.

What We Look at in an Older Home

  • Ductwork. Original ducts in a house this age may be undersized, crushed or leaking. A new system can only deliver what the ducts let through.
  • Electrical. A modern condenser has different breaker and wire requirements than the unit it replaces. We check the panel and disconnect before we quote.
  • Where the equipment sits. Older homes may have equipment on the roof, in a closet or outside on a pad. Moving it is sometimes worth it, sometimes not, and we tell you which.
  • Refrigerant. Systems from before 2010 often run R-22, which has not been produced since January 1, 2020. Those systems are replaced indoor and outdoor together.

New split air conditioners in Arizona must meet the Southwest regional minimum of 14.3 SEER2, and equipment built since 2025 uses A2L refrigerants such as R-454B. Permits in Sun City

Sun City is not a city. It is an unincorporated community, so replacement permits go through Maricopa County Planning and Development rather than a city hall. We file the permit through the county’s online Permit Center and handle the inspection.
